These Terms and Conditions govern your use of consensusestate.com (the "Site") operated by Consensus Estate. By accessing or using the Site, you agree to be bound by these Terms.

1. Informational website

The Site provides information about Consensus Estate's services to London landlords and details of properties currently under our management. The Site is not itself a booking contract or tenancy agreement.

2. Booking requests are enquiries only

Any booking request you submit through the Site is an enquiry only. No contract for accommodation is formed until Consensus Estate confirms availability and acceptance in writing (including email). Until that confirmation is issued, no booking exists and Consensus Estate reserves the right to decline any request at its discretion.

3. Property management

Properties displayed on the Site are managed by Consensus Estate on behalf of the underlying landlord. References to ownership relate to professional management responsibilities and not to legal title unless explicitly stated.

4. Minimum stay

The minimum guest stay for any property managed by Consensus Estate is 2 nights, unless otherwise specified in the confirmation of booking.

5. 28-night discount

Bookings of 28 nights or more attract a 15% discount on the gross nightly rate. This discount is subject to availability and to confirmation by Consensus Estate, and may not be combined with other discounts or promotional offers.

6. Accuracy of information

We take care to ensure that information on the Site, including property descriptions, photos, amenities and pricing, is accurate at the time of publication. However, we do not warrant that all information is complete or error-free, and we may amend property details or pricing at any time.

7. Intellectual property

All content on the Site — including text, photographs, graphics, logos and design — is the property of Consensus Estate or its licensors and is protected by applicable copyright and trademark laws. You may not reproduce, distribute or use any content from the Site without our prior written permission.

8. Limitation of liability

To the maximum extent permitted by law, Consensus Estate shall not be liable for any indirect, incidental or consequential damages arising out of your use of, or inability to use, the Site. Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence, fraud or any other liability that cannot be excluded under English law.

9. Governing law

These Terms are governed by the laws of England and Wales. Any disputes arising from or relating to them shall be subject to the exclusive jurisdiction of the courts of England and Wales.
